Land which used to be a golf course will soon become the site for no less than 434 new homes. Tamarac commissioners have given the green light to site plan revisions for architectural modifications and landscaping changes at the future Sabal Palm development, which is bounded by the Florida turnpike and Rock Island Road and straddles Commercial Boulevard.
One remaining factor is concerned with the height of a potential sound buffer to be situated on the easternmost border of the project, which spans 109 acres, according to the city’s director of community development, Jennifer Bramley.
The Sabal Palm south community site plan calls for 179 single-family homes, with the plan for the north community site consisting of 255 coach homes. One vital aspect of the revisions to the site plan involved an issue concerning 216 trees, which relates to a nearby property. The new revisions cut down on the number of trees planned at Sabal Palm south; however, the number will still be in excess of landscaping code requirements, Bramley points out. “The landscape plan that will remain for the Sabal Palm south project exceeds the landscape code that was in effect under the original site plan approval in 2007 and current code,” she says.
In 2007 Sabal Palm south and north parcels were both owned by Prestige Homes, in addition to the neighboring Monterey community, which is situated east of the Florida turnpike. At the time, Broward County had issued a permit that allowed trees to be removed during the construction of Monterey and relocated to Sabal Palm south, though now both have new owners.
“Given that the properties are now owned by separate entities, the landscaping plan for Sabal Palm south needs to be modified to eliminate the mitigation trees that were to be planted from Monterey,” Bramley adds.
