Many people dream of owning property in Florida. However, a cheap house is not the only answer. There is also the option of cheap land. Unlike other real estate, the sale does not include any structures, but is, instead, a blank canvas making it an amazing opportunity for anyone to build the home they want. Most importantly, land is generally quite affordable and when a prospective buyer knows where to look, they can expect to get it at a very cheap price.

 

Cheap sales

 

One way in which to find cheap land for sale is through Tax Deed sales. When the owner of a property does not keep up with their yearly taxes, a tax certificate sale is held. A private individual is then given the option to pay the taxes and in return get the certificate and thereby, the interest. The interest itself makes for a lucrative business, with a return of up to 18 per cent. A wide array of cheap land is sold in this fashion, as many landowners are simply unable to keep up with their tax payments, especially in the current economic climate.

 

There are other sales in which Florida land can be purchased at a cheap rate. It is worth looking out for short sale land, pre foreclosure land and foreclosure land. Classified advertisements focused on real estate in Florida will also provide a wealth of options, with owners being prepared to sell on their land for low prices, some even for cash. In addition, it is worth looking at old listings on the MLS that have been on the market for a long period, usually more than six months.

 

Professional help or going solo

 

Another option is to look for a realtor who deals with land to buy in Florida. This is often an easier option, because they will carry out all the hard work for you. However, it is also possible to cut out the middleman and contact property owners directly, although this takes longer and requires an initial investment. Nevertheless, for people who feel confident enough to make an offer and haggle, if necessary, it is possible to buy land cheaply this way.

 

Important considerations

 

Where the land is located will obviously affect the price. For instance, if it is just outside a major city the price will be automatically less than land in the centre of the city. This makes it ideal for people wanting to build their own holiday home; they have their own little haven, yet are still close to the amenities of a city.

 

The more offers made, the higher the chances will be to find a cheap property investment. When making an offer it is important for a buyer to know, beforehand, what the actual market value of the land is. The offer should then be, at most, half the market value. The prospective purchaser should also state that they are willing to make a quick sale and pay in cash. This is an easy way to hook a seller's interest and get the sale process moving faster.
