Why you should invest in property in America
When considering investing in property in America, investors should not just look at the domestic market, but also consider foreign markets.
US real estate market
The US real estate market can offer investors higher returns for a limited amount of funds. When the American market is compared with those of Europe and the UK, the rent-to-values are higher and the country is also regarded as safe and stable. For British investors there is the added attraction of a common language. The US has an extensive pool of renters and the government ensures that investing in property in America is tax efficient. There are various ways that a foreign investor can invest in order to reduce their tax exposure. Despite recent economic upheavals, the US dollar remains a stable currency. The US places no restrictions on foreign nationals owning property in the US and the legal process for buying property is transparent which gives buyers confidence. This does not, however, mean that investors do not need to do some research before they commit themselves, as with any other type of investment there are good and bad investments.
US investment property – tourism
The US is a diverse country with a climate that varies from the freezing winters of the northern states to the mild all-year round sunshine of the southern states, therefore depending on where the property is it can appeal to a variety of potential renters, whether they are sun-seekers or skiers. The cost of living in the US is generally lower than in many other countries, and it can offer people an enviable lifestyle with plenty of opportunities for outdoor sports and other activities. The US is also well served by direct flights from a large number of international airports, ensuring easy access to many parts of the US.
The US is a popular holiday destination and the rental market is fuelled both by the foreign visitors who come to the US each year (reaching a record 62 million in 2011) and the internal migration of people from the north to the south. The latter makes long-term rental property for sale in Florida or Las Vegas particularly attractive. Some regions of the US have not been exploited yet and, with the right advice, investors have the chance to buy in an emerging market.
US investment property – wide range of rentals
The US has a wide range of property types, from condo homes to units in condo hotels. Investors can buy property in cities or in very small towns, in the suburbs or in a large metropolitan area. There are also off-plan schemes which can offer investors the potential for good capital growth. Having such a variety of properties on offer, investors can attract various groups such as students, young working couples, families, tourists or retired people.
US investment property – low entry requirements
Investing in property in America is an appealing market to young or new investors because the amount of capital required to enter the market is lower than it would be in other countries. In addition, even if the economy is struggling, investors who buy rental properties can get immediate returns on their money.
